I know the resident of this house, who has been ill for a long time and not able to keep afloat financially. Once the yard was filled with goats and chickens as a micro business but activity is definitely down in recent years. A really nice thing to do would be to offer to help the owner become the owner again.

As much as I want to see owners stay in their buildings, especially those down on their luck, sometimes that is not possible. For instance, if a homeowner can't keep up with the taxes then he/she probably keep the house up. What's the better solution, a person living in increasing squalor that they own or living in a subsidized rental that is kept up to code and livable conditions? This a tricky question, and there are lots of stakeholders to keep in mind, such as the owner, neighbors, larger community, municipality (the city needs all the tax base it can get right now), etc. If someone does buy this and gives it back to the owner, I hope they also work out an arrangement so that the owner can live the rest of their years in a quality home, and makes sure that building doesn't tumble into probate oblivion when that person passes.

I plan on purchasing this property and working with the owner. There is some work that needs to be done to the house (not a lot, but significant), so please, if you plan on bidding, understand that there's probably going to be an additional $5,000-$25,000 work in rehab. Don't bid this up unless you're willing to do the work!

Hope that anyone planning to bid takes into consideration those that have expressed interest in saving the property for the benefit of the current resident. Such a charming little place, and it would be a travesty to see it spin out in a speculative death spiral.

Okay...I suspect this should ratchet up the conversation a couple notches. A few thoughts:

First, yes-we live in a capitalist democratic republic and everyone is free to bid on whatever property strikes their fancy. Yes, 2825 looks like a charming little house and is a good drive-by. Jerry and the Loveland team have put together a great community resource to add to the conversation about what to do with all the vacant properties in Detroit. We all clearly see the benefit and greatness of this effort.

Second- citi's comments regarding people asking others not to bid because they have a plan, particularly in this case-where those asking want to assist a sick resident stay in this house, are too cute by half. I applaud anyone who wants to make an altruistic effort to assist a struggling resident, or buy an empty property/lot and improve the built environment. This is the underlying philosophy of WDWOT?, creating a dialog by illustrating that we could purchase 2.5% of the Detroit land mass at this auction for $5 million and create the world's freshest land bank.

Finally- 'citibankmanhattan' is a charmingly ironic pseudonym, and I wish you well on your auction goals, as long as you are interested in actually improving the built environment and not just continuing the decades-long cycle of benign neglectful speculation and slumlording that exacerbates the death spiral. If that is the case, drawing attention to your activities and the expression of general contempt for those seeking to make a difference, particularly if you want to buy a house and kick the old, sick resident to the curb could potentially incite the ire of your new neighbors and lead to direct action. The type where your 'investment' is reduced to smoldering ruin.

I don't want to leave anyone the impression this is a threat, simply an observation that the community ideology underlying the effort to make Detroit better, one property at a time, is a valid and worthwhile effort and more refreshing than the 'every man for himself' ethos that pervades the investment class.

I didn't say that I would get out of the way of this one because I don't know who "Eric" is and I have no way of verifying his story. I wasn't planning on targeting this property anyways, but those who are making a plea for others to get out of the way should realize that the more verifiable story is the more effective their request will be.

To put your heart at ease I had no intention to bid on this house anyway no matter who the occupant is . It doesn't appeal to me . Also ,I have no intention to kick anyone out into the street , sick person or otherwise .

The analogy you used about the neighbors burning down the house if the investor kicked their old sick neighbor out of the house and into the streets is very insightful indeed. Isn't that ONE of reasons for detroit's decline ? Residents burning down the buildings and houses of detroit because of perceived injustices , real or imagined ? Did those reactions help detroits cause or harm it ? Would those types of vigilante justice help detroit or hurt in in the present time . Good luck Mr Cheek .

Mr. Zemke makes a good point. Was I the only one who was a bit suspicious of Eric? I think WDWOT is great, but it can also be a forum for misinformation. I could just as easily say 2825 is collapsing, and that I want to buy it to start a unicorn sanctuary. But that's not true, and that's not how this is supposed to work.

Has any one actually talked with the current owner worked out a viable plan?
