Cassandra, I'll repeat what Wayne County deputy treasurer David Szymanski said at an event we had the other night, "Until a judge tells you you have to leave the home, you don’t have to leave the home." Not sure if that Notice to Quit meets that requirement or not, but wanted to let you know.
hi, Cassandra, they can send you a notice to quit and if you don't move, then they will file a complaint and summons, you will then get a letter to go to court the judge will ask you how long it would take you to move usually the judge will give you 10 days, if you don't move in the 10 days then they will file a writ the judge will sign off on the writ then they will come to set you out. you should make sure they do have a deed.
If I remember correctly, there is a 90-day waiting period a new owner must give the occupants of a house he/she is trying to evict if that property is involved in a foreclosure. That 90-day period begins after the initial notice to quit. When that 90-day period is up the property owner pursuing the eviction can go to district court and get a hearing date to evict. The eviction can't take place before that hearing date and can only happen if a judge orders it. I would guess you have at least four months you can live there before you can be evicted. However, I am not an attorney. I strongly suggest you contact one at say the United Community Housing Coalition (www.uchcdetroit.org, (313) 963-3310) to find out what your rights are and what can be done. Best of luck.
